PGPA Members must ensure all occupied properties meet safety standards and regulations and subject properties to independent audits carried our by Fire Safety Officers.

What is Protection by occupation?
Residential Property guardians live on-site under a license agreement and can occupy premises for periods ranging from 6 weeks to 24 months, with a 24-hour notice required for third-party access. Similarly we can provide short-term opportunities for commercial ventures in suitable properties and are increasingly seeing mixed scheme opportunities.
Joining our Guardians’ community
We ensure the quality of our property guardians through a rigorous vetting process and ongoing engagement activity. We are keen to build lasting relationships with Guardians that benefit all parties involved.
Qualification Criteria for VPS Guardians:
- DBS (formerly CRB) check
- Two years of references
- Credit and employment history check
- Employment status check: guardians must be employed and earning a salary over £16,000 per annum
- Character assessment through interviews and references
We offer our guardians a comfortable living environment and a minimum of one month’s notice when vacating the property. We also strive to re-house guardians, minimising the need for them to seek housing elsewhere.
Our long-term guardians help build our portfolio through positive word-of-mouth.
